Are applicable to properties in England and Wales.
Are prepared as accurately as possible dependent on the information provided to us by you.
Are open for acceptance for 30 days from the date of the first issue.
Cannot anticipate inevitable changes to disbursements, such as an increase in Stamp Duty Land Tax or Land Registry fees, between the quote and the completion date.
Are subject to acceptance and review by the assigned Conveyancer/Solicitor.
If new information arises that requires a change to the quoted fees or disbursements:
– The client will be informed of additional costs by the Conveyancer or The Company, along with the reasons.
– The client may, within 14 days of such notice, cancel the instruction by providing written notice to The Company; otherwise, the revised costs shall be deemed accepted.
Your quote includes a Fixed fee element. When quoting, we make assumptions based on the information provided at that time. There is a possibility that additional costs may arise if your property requires more complex work.
If there are changes to the fees, the Conveyancer will notify you, and we request a response within 7 days.

Since predicting the nature and extent of required searches is uncertain, only a local authority search is included in the quotation.
Additional searches will result in extra charges not covered by the quote.
Lenders or Conveyancers may require additional searches such as environmental and drainage searches, and circumstances may necessitate more extensive searches.

– A non-refundable File Opening Fee of £180 including VAT.
– Biometric ID/AML Checks on all parties.
– Charges for further related work and support based on the transaction’s nature and instructions received.
Although the Local Authority search pack is included, charges are processed once search requirements are known and ordered by the client.
The balance of fees and disbursements listed in the quote will be payable to the Conveyancer:
– A small upfront payment may be requested by the appointed conveyancing firm.
– A final payment is due before completion.
There will typically be up to 5 payments:
1. Initial payment for early process expenses.
2. Payment for searches.
3. Payment for surveys (if needed).
4. Upfront payment to the conveyancer (if necessary).
5. Final settlement to the conveyancer.

– If a client cancels a conveyancing instruction within 14 days, the client is entitled to a refund of the Initial Payment (excluding the non-refundable File Opening Fee of £100 and ID and AML check costs, if initiated or completed).
– If a client cancels after 14 days, no refund is available, but the client may retain the balance of the Initial Payment as credit for 3 years months toward a future transaction.
– If a conveyancing transaction is cancelled before exchange or completion, legal fees payable to the Conveyancer are covered by The Company’s “no move no legal fee” undertaking. However, all disbursements and survey costs are payable in full.
The Company may terminate an instruction if a client abuses or threatens staff or any other discretionary reason. Refund determination, if any, will be made by The Company.
Monies paid for searches are non-refundable as they are specific to the property.
Any refund paid by The Company to clients will be in full and final settlement of all claims.
If you cancel within 14 days, you’ll receive a refund minus £100 and ID check costs. Beyond 14 days, no refund is available, but a credit for the initial payment on future transactions can be retained.

The Company is not liable for additional fees or charges incurred by the client. The liability of The Company shall not exceed the Initial Payment paid by the client.
While we strive for accuracy, mistakes may occur. If additional costs arise due to our error, you have the right to cancel, but we cannot cover the costs for you.
